Walk any active development corridor in Miami-Dade — Homestead, Florida City, the SW 312th Street belt — and the same three signs repeat: Lennar, D.R. Horton, Pulte. Together they account for the majority of new construction volume in the metro. Understanding what each does well shortens the shopping process from six weekends to one.
Lennar — the local incumbent
Lennar is headquartered in Miami. That matters operationally: model homes open year-round, after-sale service routes locally, and the company's largest active inventory sits in our market. The product signature is ''Everything's Included®'' — appliances, smart-home tech, blinds and window treatments bundled into the base price. For international buyers who don't want to negotiate dozens of upgrade prompts, this is the cleanest path.
D.R. Horton — best entry pricing
D.R. Horton has been the largest US builder by volume for two decades. The scale shows up as supplier leverage — they negotiate cheaper concrete, steel and appliances than their competitors — which pushes the entry price down. In Miami-Dade their footprint is the Homestead / Florida City corridor, where prices start around $400,000 and rental yields are the best in the metro for new construction.
Pulte — premium amenity tier
Pulte sits a level above the other two on average home price, and that premium pays for the amenities the others don't bother with: clubhouses, lake systems, gated entries, full pool decks. The 2026 South Florida flagship is Coral Edge — a 132-unit townhome community on the former Margate Executive Golf Course, no CDD fees, mid-$600,000s average sale.
