Pulte sits above D.R. Horton and Lennar in average home price. The bet: buyers will pay a premium for thoughtful interior planning, harder-to-source amenities (full clubhouses, lake systems, gated entries), and Centex-grade build quality.

In Miami
Pulte's South Florida specialty is converting former golf courses into master-planned communities. Parkview at Hillcrest in Hollywood — built on a redeveloped Hillcrest Golf Club — is the local flagship: gated, with a clubhouse, resort-style pool, and 70-acre park.
Coral Edge, a 132-unit townhome community on the former Margate Executive Golf Course, launches Summer 2026. Two 3-bed, 2.5-bath floor plans (Mangrove and Banyan), 1,918–1,960 sqft, priced from the high $500,000s with an average sale anticipated in the low $600,000s. No CDD fees — a key cost saving versus competing communities.
Pulte is less active in Miami-Dade proper (their volume runs through Broward and Palm Beach), but for buyers willing to live 30 minutes north of downtown Miami, Pulte product hits a quality tier the other two builders rarely match at the same price.
