Midtown Miami
Between the art and the towers.
The shopping-and-condo strip stitching Wynwood to the Design District. Solid mid-priced rental product, Target on the corner, Trader Joe's two blocks away.
Investment thesis
Midtown is the value pick adjacent to expensive neighborhoods. Same Wynwood/Design District access at 30–40% lower price per square foot.
Newer towers (Bezel, Midtown 5) compete on amenities and have stabilized at premium-rent levels typical of Wynwood-adjacent product.
Lifestyle
Midtown is what happens when Wynwood meets a Target. Big-box retail with mid-rise condos above — Sweetgreen, Lululemon, Shake Shack, Equinox.
The neighborhood works because the density solves the parking issue: residents shop on foot, visitors park in shared garages.
Who lives here
Renters under 35 working in Wynwood, downtown, or the Design District. Strong cohort of young professionals from healthcare (Miami Health District is a 10-minute drive). Smaller share of owner-occupiers than Brickell.
